The Building 101 Renovation project involved the design/build conversion of an historic, multiple-story industrial/ship maintenance facility into Class A office space. The project was LEED certifiable and Grimberg implemented substantial energy-saving features throughout facility. The company completed work to the owner’s total satisfaction and received outstanding ratings for its work.
Overview
The Building 101 project, which took place at the highly secure and heavily occupied Washington Navy Yard, involved the conversion of the industrial Building 101 facility into secure Class A office space designed to house the offices of the Naval District Washington Command. Grimberg and its design partner performed the complete demolition, re-design, and renovation of the facility’s West Wing.
Work on the building included the renovation of advanced, facility-wide HVAC systems, including high-level filtration systems, air handling units, chillers, hot water systems, and associated components. Grimberg also installed state-of-the-art energy conservation controls and other sustainable design features throughout as well.
In addition, the Navy required all work to comply with the Navy Yard’s Base Exterior Architectural Plan, as well as to maintain the integrity of the historic structure. Grimberg carefully protected the exterior of the building during construction, coordinated with the multiple and appropriate historic and architectural commissions throughout the project, and ensured that all exterior finishes matched the existing brick façade, as well as the surrounding structural designs.
